Renovation rules

Please be considerate of your neighbours and keep the surroundings clean and tidy while work is going on. If you have any doubts, ask the Managing Committee or the Renovation Sub-committee rather than relying on hearsay.

Getting approval

  1. Fill in the renovation application form at the society office.
  2. Attach a layout showing the areas being renovated.
  3. Members of the Managing Committee review applications by prior appointment only. The office will give you an appointment.
  4. Do not start work until your application is approved.

Extensions and changes: if the work is likely to run longer than approved, or the scope changes, resubmit the form at least a week before your current permission runs out.

Deposits

Minor work includes fixing electrical faults, replacing fixtures (but not toilet commodes, and nothing that is repositioned), repairing gadgets, polishing furniture and upholstery work.

  • Any breakage or damage to society common property is deducted from the deposit.

Maximum duration

  • Renovation may run for up to 180 days.
  • It can be extended by up to 2 months at most, with the MC’s approval. A charge of Rs 10,000 per month applies during the extension.
  • After that, work must stop.

Cleaning charges

  • Cleaning charges of Rs 4,000 per month apply while the renovation is in progress.

Working hours

Sunday No work allowed
  • 2 pm to 4 pm: no scraping, hammering or other noisy work. Quiet work such as painting or polishing may continue.
  • Breakers used for demolition must not exceed 5 kg.

Structural and external changes

Not permitted:

  • structural changes to the outer walls of buildings, or anything affecting the building’s facade
  • wooden or fabricated floors (mezzanines) in duplexes
  • changing the size or layout of external windows and doors
  • lawns or artificial pools on terraces, or covering or enclosing terraces
  • extending awnings
  • soil pits in balconies. All plants must be in pots.

Needs approval first:

  • Breaking an internal wall requires a certificate from a PMC-approved structural engineer.
  • Decorative woodwork and murals outside your front door need prior approval and must not intrude into your neighbour’s space.
  • Any change to facades, structures, open areas, balconies, awnings, AC placement or parking must follow PMC and society rules. Apply to the MC in writing first to avoid problems later.

Materials, debris and ducts

  • Construction material cannot go in the lifts. This includes cement, sand and debris. Only packed and sealed bags are allowed. See the lift rules.
  • Do not store material in the parking. You will be given access to the building duct to store materials and debris.
    • The duct is available free for one week to hold debris until your transport takes it away.
    • Keep the duct clean every week. Failure to do so will attract a fine.
  • Never throw debris into the ducts. It chokes them.
  • Bag debris, broken tiles, cement, commodes, wash basins and so on in gunny bags and dispose of it as per PMC rules. Housekeeping does not collect renovation waste. See Garbage & waste.
  • Cutting stone and kitchen counter slabs: use the designated spot next to the exit gate, for a small fee set by the manager. Do not cut slabs in the parking.

After the work

  • Repaint common outer areas, such as bathroom ducts and walls, in the building colours after renovation, plumbing or AC changes.
  • Leaks into neighbouring flats: as agreed at the 2025 AGM, if a neighbour has a leak within 6 months of your renovation being completed, an independent surveyor will assess whether the renovation caused it. If it did, you must fix it at your cost.

Inspections, complaints and fines

  • Authorised society staff will inspect from time to time and take photos where needed. They will only look at the areas covered by your application.
  • If you see these rules being broken, send a written complaint, with photos if possible, to the office.
  • The MC looks into every complaint, including work during prohibited hours. After investigation, a fine of Rs 1,000 per instance may be levied and deducted from your deposit.
  • The MC may issue a stop-work order where rules are broken and neighbours are inconvenienced.
